Even more Arlington office space could become apartments after plans for another adaptive reuse project in Ballston were filed last month.

The owner of 4100 Fairfax Drive , the 13-story tower home to Bronson Bierhall , proposes to convert the structure into an apartment building with 269 housing units. Site plans call for 186 one-bedroom apartments, 66 two-bedroom apartments and 17 studios.

The building already has 441 parking spaces, which the Hawaii-based James Campbell Company plans to keep, according to site plans. The company did not respond to requests for comment on this story.

Renderings depict a new rooftop pool and somewhat less retail space: 6,097 gross square feet as opposed to 9,630. Currently vacant ground-floor retail space would become a lobby, while the space occupied by Bronson Bierhall would remain retail.

The building, constructed in 2002, has an assessed value of about $46 million, according to property appraiser records. That number has declined every year since 2019, when the property’s improvement value was estimated at $89 million.

This is at least the third office-to-apartment conversion proposed in Arlington since the Arlington County Board adopted policies in November intended to make such projects easier.

Gilbane Development Company is pursuing one adaptive reuse project at 3601 Wilson Blvd — proposing to convert a six-story office building in Virginia square into a 94-unit apartment development.

In Crystal City, meanwhile, JBG Smith is seeking to repurpose two 11-story office buildings to create more than 330 hotel rooms and 200 apartments.
